# Off-plan or ready property in Dubai: which is right for you?

How the two routes differ on price, risk, timing and protection.

Off-plan usually offers a lower entry price and a staged payment plan but you wait for completion and carry developer and market risk. A ready property lets you inspect what you are buying and can earn rent or be lived in straight away.

Short answer

## Side by side

Off-plan compared with ready

| Factor | Off-plan | Ready |
| --- | --- | --- |
| Entry price | Often lower per square foot, with a payment plan | Priced on recent sales of similar units |
| Cash needed early | A deposit and instalments | Full price or a mortgage deposit at purchase |
| Wait | Until handover | None |
| Rental income | None until handover | From completion if tenanted |
| What you see | Plans and a show unit | The actual home |
| Main risks | Delay, specification changes, market moves before handover | Condition, service charges, resale price |

## How off-plan buyers are protected

Dubai regulates off-plan sales. Developers must be registered, projects are registered with the Dubai Land Department, and buyer payments go into a project escrow account that releases funds against construction progress. Your contract should be registered with the DLD. Ask to see the project registration and escrow details and confirm them on the official channels, rather than relying on a brochure. See [how to verify an advert and an agent](/guides/how-to-verify-a-dubai-agent-and-property-advert/).

## Questions to ask before you reserve

- Is the project and developer registered, and where is the escrow account held?
- What is the payment plan, and what happens if I miss an instalment?
- What is the expected handover date, and what remedies exist for delay?
- What are the likely service charges once built?
- Can I resell before handover, and what fees apply?
- What is the total cost including registration fees, not only the price?

## Which should you choose?

If you want to live there soon, or you want rent from day one, ready is simpler. If you have a longer horizon, want a lower entry price and are comfortable with delivery risk, off-plan can make sense. Many buyers do both over time. Whichever you choose, compare on total cost and ask for evidence, not promises. No return is guaranteed.

## Frequently asked questions

Is off-plan safer than ready in Dubai?

Neither is automatically safer. Off-plan carries delivery and market risk during construction, partly mitigated by registration and escrow rules; ready property carries condition and resale risk.

Can I get a mortgage on off-plan?

Some banks lend on approved off-plan projects, usually later in the construction, and often under tighter terms. Ask a broker about the specific project.
