Dubai mortgage calculator
Monthly payment, total interest and a stress test, with the lending limits for UK-based buyers in mind.
Mortgage payment estimate
An illustrative repayment mortgage in dirhams, with a rate-rise stress test.
Illustration only, not an offer, forecast or advice. Fees and lending limits change, so confirm current figures with the Dubai Land Department, your bank and Gemma before committing.
Many UAE banks lend to non-residents, but usually a smaller share of the value than to residents. The Central Bank caps resident lending at 80% on a first home under AED 5 million, 60% on second or investment homes and 50% on off-plan. Plan on a bigger deposit if you live in the UK, and check each bank’s current limit.
Short answerWhat affects what you can borrow
- Residency. Residents typically borrow more of the value than non-residents. Limits differ by bank, price band and whether it is a first purchase.
- Income and credit. Banks assess your income, existing debts and credit history, including from outside the UAE.
- Property. Ready and approved off-plan properties are treated differently, and the bank will value the property.
- Rate type. Fixed periods and variable rates change the payment over time.
Why the stress test matters
The calculator also shows the payment if rates rise by two points. If that figure would strain your budget, borrow less or put more down.
This is a simple calculator. It does not know your bank, your credit profile or fees beyond those on the buying-costs calculator. A licensed mortgage broker can give you real quotes; McCone works with mortgage brokers and Gemma can introduce you.
